New Occupiers announced as infrastructure Works reach completion
Acting on behalf of Cheshire Green Industrial Park, Legat Owen and Fisher German have completed on contracts for 20-acres of land to local firms.
Phoenix Cellular, a Times 200 Growth Company, which already occupies space at nearby Marshfield Business Estate, has taken plot 1D to support its ongoing expansion plans. Nantwich-based TIMco, a leading wholesale supplier of quality fixings, fasteners, screws and power tool accessories has acquired plot 10 for the construction of a new warehouse.
Property development company Spitfire has purchased plot 2 and Portal Construction has acquired plots 8 and 9. Spitfire has already started construction of 37,600 sq ft of industrial accommodation and the other purchasers are expected to follow suit this year.
This first phase of infrastructure development, opening up 44 acres, was completed by Jones Bros Civil Engineering UK and supported by Cheshire and Warrington Local Enterprise Partnership (LEP), which provided a £3.65m facility from its Growing Places Fund to fund a new spine road and associated utility services.
The LEP’s Growing Places Fund is an ‘evergreen’ loan fund. Once repaid funds are reinvested to provide funding support for other projects, as a result £19.4m has now been invested to bring forward development with a combined value of at least £79.8m.
Speaking about the deals, Phillip Posnett, Director of Cheshire Green, commented: “We are pleased to be investing in the area and supporting local firms in their continued growth. Cheshire Green would not have been possible without the funding from the LEP, which has ultimately helped keep these thriving businesses in Cheshire rather than relocating elsewhere.”
Matthew Pochin, director at Legat Owen, joint agents for the scheme, with Fisher German, continued: “Cheshire Green is an excellent example of how public sector and private sector can collaborate to create employment opportunities and investment in a local area. Crewe is a thriving business hub, but with limited supply of stock available, we need sites such as Cheshire Green to come forward.”

Cheshire Green is located at Wardle adjacent to the existing NWF Group Headquarters and the established Green Lane Industrial Estate. It is six miles from Crewe and 15 miles from Chester. The A51 provides excellent links south to Junction 16 on the M6 and north to Warrington, the M56 and Junction 20 on the M6 as well as Chester and North Wales.
The 150-acre site has outline planning consent for 1.35million sq ft of industrial accommodation. Cheshire Green is offering serviced plots for immediate occupation ranging from one up to 20 acres.
